Breon Investing LLC is a real estate investment and operating company and will provide property acquisition, financing, asset and property management. The company will seek to invest in existing stable residential rental properties or undervalued properties that provide an opportunity to achieve a 10% preferred cash-on-cash return and a 15-25% average annual return.
For a natural person to qualify as an accredited investor, he/she must be any of the two:
Any natural person whose individual net worth, or joint net worth with that person’s spouse, at the time of the purchase exceeds $1,000,000, excluding the value of the natural investor’s primary residence.
Any natural person who had an individual income in excess of $200,000 in each of the two most recent years or joint income with that person’s spouse in excess of $300,000 in each of those years and has a reasonable expectation of reaching the same income level in the current year.
Banks, trusts, partnerships and other organizations may also qualify as accredited investors. Fore more information about accredited investors, click here.
Before the ownership was transferred to the LLC’s name, Breon owned most of the properties included in the current portfolio. The amount of investment Breon makes in each fund is influenced by different factors such as the availability of funds from investors, lender requirements and the time constraints present, hence, he does not invest based on a fixed percentage. Each potential property investment is evaluated by Breon himself and the team to ensure the investment is profitable from an investor’s standpoint, such that in case there are no investors available, he can still be the sole investor.
Unlike other investment firms, we don’t charge other fees to our investors. The company manages all the expenses incurred in managing the business using the funds raised for the investment properties.
The term of our investments are usually 5 years but we may decide on extending or reducing the term of the investment based on market conditions. Since the value of properties tends to fluctuate, we don’t want to be forced to sell the properties when the prices are not at their best or miss the opportunity to sell them when their values reach their peak. As much as possible, we try to maintain the investments long term so the investors can enjoy the benefits of property appreciation and income from the rising rents.
Breon Investing allows you to be the best type of investor – the silent type. Breon Investing truly allows individuals to bring their money together to invest into large complexes and investments that the individual, otherwise, would not typically be able to buy themselves. By bringing our money together, we can leverage that money to purchase multi-family real estate. We take all of the responsibility for the work, you only have to choose and invest on the fund of your choice. We will shoulder the liability for the transactions to protect you in case anything goes wrong. Our program allows you to benefit from our years of experience in the industry and the profits that we make out of our investments while at the same time minimizing the risk you have to take.
Investors can register and log in to the investor portal to view the documents relevant to their investment. Investors can also make payments and receive payouts from the same portal.
$25,000. We are leaving the minimum investment at the lowest possible value to provide an investment opportunity to individuals from all backgrounds.
We may target equity returns that are higher or lower depending on the type of investment and amount of leverage utilized. For example, if we invest in a property that requires significant repositioning through capital and marketing investments, we may forego near-term distributions to achieve a higher gain on the sale of the property in the longer term. We target higher equity returns for these types of investments as they involve more risk.
Our targeted returns are just targets. Investment involves risk and our actual returns may be higher or lower and may include a partial or total loss of your investment.
The payouts will be done annually depending on the availability of funds to be distributed.
We don’t guarantee a fixed period for investors to retrieve their initial investment but based on our experience, investors usually get their investment back including profits within 5-7 years.
